6宗出让 6宗成交 2014海南土地开门红
在上周共有四个市县有成交结果,其中昌江3宗,三亚、儋州、澄迈各1宗成交。三亚、昌江两地各有一幅15.3及17.8大型地块成交,买家分别为三亚海泰投资管理有限公司和海南地恒昌投资有限公司。作为新一年度的首轮成交,这两幅大型地块均不是住宅用地,这可以视为一种预兆:住宅用地光环退却,适用于旅游发展的综合性商业地块将会崛起。
出让方面,上周仅陵水一地共6宗地块出让,均位于陵水县光坡镇,包含4块高档住宅用地及2块商服用地,6宗地块总面积近35万平方米。陵水作为国际旅游岛实验先行区,在2013身价高涨,一时间各大地产商、各种类型的住宅鳞次栉比地出现在了陵水的版图上。而进入2014年,如何把陵水的真正美丽散发出来,让“先行区”概念跳脱“住房群”的现象,才是建设者真正需要考虑的问题。
2014行情看涨 土地大战或将爆发
2014年,很多城市的土地供应量都将比2013年有相当的增幅,而土地市场在2014年能否出现“拐点”,还要取决于政府层面的供地思路。
回顾2013年,土地市场更像是开发商与政策层面的一场博弈与豪赌:各城市不断出台的调控政策阻止不了房企大举拿地的决心,地方调控令中央“加大土地供应”的条文没能成为开发商手里的定心丸,于是,国土资源部“不再出地王”的禁令沦为一纸空文。
2013年,我们看到了一线城市涨幅高达83%的土地成交量,看到了近70个地王此时彼伏,看到了恒大、融创等房企的坚定扩张,同时,也看到了一些三四线城市因之前的过度开发而终显落寞。
相关业内人士认为,至少在2014年上半年,土地市场的疯狂态势难以遏制,大量房企仍会“习惯性”抢地,而土地市场在明年能否出现“拐点”,关键因素还要取决于政府层面的供地思路。
